To rent a property overnight inside the city limits you need a Tourist Residency (TR) Permit from the City, the parcel has to be zoned to allow overnight rental use, and the permit fee — $200 for two bedrooms or fewer, plus $75 for each bedroom over two — pays for a fire and building inspection. A five-bedroom cabin is $425 before anything else.

The owner's name and contact details, the location and name of the rental unit, the number of bedrooms and stories, the maximum number of occupants the unit can hold, the gross square footage, and the rental agent's name and contact information.

We could not confirm the renewal period. The City's permit page does not state how long a Tourist Residency Permit runs, whether it transfers on sale, or whether a separate city business licence is also required on top of it. Ask City Hall these three questions directly — they change the carrying cost of a cabin.

Platform Tax Collection

As of 2026, Airbnb, VRBO, and most major booking platforms have voluntary collection agreements with Tennessee to automatically collect and remit both the state sales tax and local option taxes on behalf of hosts. This means:

  • Platforms handle tax collection for bookings made through their sites
  • Hosts must still register with the Tennessee Department of Revenue
  • Direct bookings outside platforms require hosts to collect and remit taxes directly
  • Hosts should keep records of all bookings and tax remittances
Important: Even though platforms collect taxes automatically, you must still register for a Tennessee sales tax account. Failure to register can result in penalties, and you'll need the registration to file zero-dollar returns for platform-collected taxes.

Zoning & Restrictions

Overnight rental use in Gatlinburg is zoning-dependent, and the City does not publish a blanket statement that it is allowed everywhere.
